Wedgewood is currently seeking a Rehab REO Associate to join our team! Our company is a leading acquirer of distressed residential real estate, specializing in the purchase, rehab, and resale of single family homes. The Rehab REO Associate will manage the resale process and associated property improvements of a portfolio of REO (bank-owned) residential, multi-family, land or other properties acquired through foreclosure, deed-in lieu or repurchase.

What you'll do

  • Determines the scope of repairs needed to increase the marketability and ROI of properties acquired through foreclosure sales nationwide.
  • Requests, negotiates, and submits repair bids for management approval and monitors rehab process.
  • Coordinates occupancy check pre- and post-foreclosure. Engages Relocation team post-foreclosure when necessary.
  • Evaluates, selects and monitors viable broker networks and listing brokers capable of effectively disposing of acquired properties.
  • Analyzes appraisals and broker price opinions to determine a list price that will produce an optimal financial outcome for the bank.
  • Monitors and reviews all approved construction and improvement projects on assigned properties to ensure completion and timely payment.
  • Prepares and maintains a well-documented chronicle of all events and actions pertaining to the disposition of the assigned properties.
  • Provides useful and timely feedback to the Manager and staff about property conditions and problem areas / trends.
  • Provides all necessary documentation to realtors, third parties and management as required.
  • Ensures homes are adequately maintained and secured.
  • Examines monthly feedback from realtors on property showings to help determine if changes to the marketing plan are needed.
  • Reviews, approves, and ensures payment of all expenses incurred for each property in a timely fashion.
  • Manages legal issues or other problems relating to assigned properties. Interacts daily with realtors, appraisers, title companies, and attorneys and/or court systems.
  • Works with Listing Department to ensure successful liquidation.

What you'll need

  • Minimum of 3 years experience in real estate with strong understanding of real estate valuation (REO experience preferred).
  • Real estate license and/or construction background preferred.
  • Computer literate with intermediate proficiency in Microsoft Word, Excel and internet navigation.
